WSTAR – Wasa Zero Emission Data Centre
Research data centre for the Vaasa universities
Kvadraten Service Ab was the building contractor when the Vaasa universities completed one of Finland's most innovative data centres: WSTAR, Wasa Zero Emission Data Centre, at Technobothnia in Brändö, Vaasa.
The project is a collaboration between Novia University of Applied Sciences, the University of Vaasa, Åbo Akademi University and Vaasa University of Applied Sciences VAMK, funded by the Research Council of Finland. The research environment focuses on energy-efficient cooling, waste heat recovery and data centres that can run almost emission-free.
Building inside Technobothnia's more than 200-year-old buildings places special demands on planning and execution – while the technology must meet the highest requirements for cooling, power supply and flexibility.
One of our most extensive renovation projects is the development of the property at Rauhankatu 24 / Pitkäkatu 48 in central Vaasa.
The existing property has undergone an extensive total renovation while an additional floor was added to the building. The project places high demands on planning, coordination, construction technology and execution as an older building is transformed into modern, representative business and office environments.
Nordea is establishing its new Vaasa operations in the property and gathering its local functions under one roof.
The project is a good example of the kind of integrated assignments Kvadraten Service likes best – where old meets new and many technical, functional and aesthetic requirements must be resolved within the same project.
Hellnäs Marina is a project where construction is part of something bigger.
In Hellnäs, Vörå, a former harbour area has developed into a modern seaside meeting place with a restaurant, sauna and service facilities, camping and guest marina.
Kvadraten Service has helped realise the new construction in an environment where architecture, functionality, harsh climate and large seasonal variations place high demands on the solutions.
The result is Hellnäs Boathouse and Hellnäs Marina – a completely new whole created for restaurant operations, boating, tourism, events and year-round activity. A project that demonstrates our ability to go from drawing and vision to a finished operating environment.
Hovikruunu at Hovrättsesplanaden 19 is one of our longest-running and most extensive renovation projects.
The well-known property in central Vaasa underwent extensive development and total renovation between 2013 and 2017. The goal was not only to renovate surfaces, but to modernise an older property for today's demands on working environment, technology, energy efficiency and comfort – while preserving the building's character.
Since then the work has continued through continuous tenant adaptations and the development of office and business premises.
Hovikruunu represents Kvadraten's long-term view of properties well: we build and renovate not only for the next move-in, but for many years ahead.
Restaurant environments place special demands on construction. Design and atmosphere must be combined with kitchen technology, ventilation, logistics, hard-wearing materials, customer flows and often very tight schedules.
Faros is a place Kvadraten Service has helped develop in several stages. The work has included both renovations and development of restaurant environments as well as the construction of Fyr – a modern restaurant and event venue connected to the well-known restaurant boat.
For us, restaurant projects are a good example of construction where the end result must work technically – but also feel right when the customer opens the door.
We have carried out new-build projects for industry, commerce, restaurants, logistics and private clients. The projects vary greatly in size and use, but our goal is the same: a well-considered building that works for the business from day one.
Renovating an existing building often requires greater problem-solving ability than building new.
Existing structures, old building services and surprises during the work must be combined with new requirements and modern solutions. This is the type of project where our experience and ability to quickly find practical solutions come into their own.

Restaurants
A restaurant renovation is almost always a race against the clock.
Kitchen, ventilation, electrical, plumbing, customer areas, lighting, surfaces and furnishings must be coordinated – and the business needs to be able to open on the set date. Experience has given us a good understanding of both the restaurateur's and the guest's perspective: the premises must be efficient behind the scenes while also creating the right feeling in front of the customer.
Projects include: Ernst, Strampen, Fröj, Eijn, Diablito, O Sole Mio, Selmas, Faros and Raawka.
Restaurant project in motion
Office
A good office is more than new walls and surface finishes.
We build working environments where acoustics, lighting, ventilation, technology, meeting rooms and staff areas together create functional premises for the business. From minor office adaptations to complete turnkey office environments.
Projects include: Ostromap, BestLab, Nordec, Granlund, Handelsbanken, Rastor-instituutti, GRIT and Auga Solutions.
Production and industrial premises
Production premises require a different mindset from traditional office and retail space. Here the operation drives the construction.
Machinery, material flows, doors, floor loads, power supply, ventilation, special surfaces and occupational safety must work as a coherent whole. We work with the customer to understand production before we build the solution.
Projects include: Comtec Labs, Marander, Uwira, Leimec and Primo Finland.
Data centres & technical environments
Technology-heavy environments demand more than usual.
Cooling, power supply, security and reliability must work together – often in buildings never originally intended for the purpose. We were the building contractor for WSTAR, Wasa Zero Emission Data Centre, the research data centre run jointly by the Vaasa universities at Technobothnia.
Projects include: Novia University of Applied Sciences, University of Vaasa, Åbo Akademi University and VAMK.
Retail & commercial premises
In retail premises function and brand meet.
The premises must withstand heavy use while also giving the customer the right first impression. Projects also often need to be carried out within short time windows to minimise disruption to business.
Projects include: Rullma, Label4, Fitness24Seven, Minimossen and OP Koti.

Roofs & facades
Much of our work is not visible from the inside.
We carry out both complete roof replacements and minor improvements, roof painting, safety products and additions. We also perform facade renovations for housing companies and commercial properties, among others. The work is as much about extending the building's lifespan as improving its appearance.
Homes, apartments & holiday homes
Not all projects need to be large properties.
Over the years we have helped a large number of private individuals with everything from minor apartment renovations to extensive renovations, detached houses and newly built holiday homes. The same principle applies regardless of project size: clear communication, careful work and a result that lasts over time.
